80 Villas Development – A Coastal Residential Community
The 80 Villas project at Naseem Ul Bahr is a large-scale residential development located in one of Fujairah’s most serene coastal zones. Commissioned by client Mark Daniel Joza, this project was envisioned as a luxury yet accessible community offering comfort, sustainability, and architectural elegance. Century Gulf was tasked with executing this project from the ground up — from land preparation and master planning to final finishing and delivery.
Each villa was uniquely crafted with an emphasis on functionality, aesthetic balance, and durability. The homes feature modern facades, energy-efficient systems, and premium interior finishes. The community layout incorporates wide access roads, landscaped pathways, private gardens, and modern drainage infrastructure. Designed for multi-family living, the villas include spacious living areas, smart kitchens, insulated roofing, and secure boundary fencing.
Throughout the project, our team adhered to strict quality control procedures while optimizing resources to stay on schedule. Despite the scale, the project was completed in phases with zero delays and full compliance with Fujairah's urban development codes. Our in-house architects, MEP engineers, and project managers worked in perfect sync to deliver this community on time, within budget, and with unmatched craftsmanship.
Challenges & How We Overcame Them
Executing 80 high-spec villas in parallel posed logistical, structural, and environmental challenges — especially in a coastal environment known for humidity, soil salinity, and occasional high winds. Maintaining aesthetic consistency across multiple units while allowing for client personalization also required strict supervision and adaptive project workflows.
- Phased construction and staged deliveries ensured smooth material flow and team rotation without bottlenecks.
